The Method
Our renovation projects are guided by a thorough and meticulous methodology
1
Structural Soundings and Tests
Documentation and Reconnaissance
Depending on the building’s construction date, the available documentation may vary. Even with existing stability records, we conduct reconnaissance surveys to verify archived plans against the current condition of the building. This process includes assessing key details like the grade of steel in reinforcing bars or coating thicknesses, which might not be documented.
Sounding Campaigns
When archival documents are insufficient or non-existent, we conduct comprehensive soundings to acquire detailed knowledge of the building. These tests are essential for determining the need for repairs or reinforcement.
Soundings can include:
Destructive Surveys
Confirming details such as coating thicknesses, steel grades, concrete strength, and carbonation depths through coring.
Non-Destructive Surveys
Utilizing techniques like ferroscan for identifying reinforcement, soil tests, crack surveys, and possible monitoring. In some cases, localized stripping or dismantling of finishes may be required to ensure accuracy.
2
Structural and Static Assessment
Load-Bearing Capacity
Accurately assessing the load-bearing capacity of the existing structure is crucial for determining its future functionality. This involves identifying opportunities for enhancement or optimization and thoroughly analyzing the impact of new loads on the foundations.
Structural Integrity
Over time, degradation processes can compromise structural integrity. These processes, often gradual and exponential in nature (e.g., corrosion), require precise assessment and management to prevent them from escalating into critical issues necessitating significant investments.
