The project involves the heavy renovation of the building located at 11, Boulevard de l’Empereur in Brussels, currently occupied by VDAB offices. The renovation aims to transform this mid-20th century structure into high-quality spaces with large office floors, while incorporating a new central core with stairs and elevators. This project is particularly complex because part of the building rests on the north-south train junction of Infrabel. The current total surface area of the building is 7,500 m², and after renovation, it will reach 10,000 m², thanks to an extension at the back of the building and an elevation with a timber structure.
The facades will be modified by enlarging the window openings thanks to the reinforcement of the existing columns and beams. The ribbed concrete slabs constituting the floors will also be reinforced to comply with the Eurocodes. The reconstruction of the central core, including staircases and elevators, will provide access to unified open spaces on the upper floors. The timber structure extension at the back will add 145 m² per floor, while a new timber structure on the fifth floor, consisting of glulam post and beam and a CLT roof with water retention acting as a stormwater basin, will add more than 800 m². Infrastructure adjustments will allow the creation of new foundations for the core as well as access modifications for efficient vehicle entry into the parking level.
