Context

This project is part of the ‘Contrat de Quartier’ ‘Cinema – Belle Vue’ in Molenbeek. The housing complex consists out of 4 floors with 17 passive house units designated to a social broker company.
In addition to CO2 storage, timber construction offers numerous advantages. Being undeniably linked to a very large prefabrication, this technique notably allows a significant gain on the duration of the construction time and on the quality of execution. Thus, the mounting of the structural work in CLT was reduced to only eight weeks

Particularities

The timber structure, placed on a thickened concrete slab, is a mixed system combining steel columns and beams, floors and walls in cross laminated timber (CLT) and lintels in glued laminated timber. The superimposition of different cantilevers at the corner of the building led us to work with a finite element model. Thanks to this modeling, we were able to take into account the bi-directional behavior of the CLT in the transfer of loads and thus to optimize the structure.
