Situated in the Leudelange activity district, west of Luxembourg city, IKO Real Estate and BPI Real Estate have collaborated to co-develop the new headquarters of Bâloise Assurances. This remarkable project, named Wooden, is the first office building of its scale in Luxembourg to be constructed primarily with timber. Moreover, it proudly holds the distinction of being the second administrative building in the country to receive certification under the prestigious WELL Building Standard®.
The U-shaped plan of the building seamlessly connects the protected green space within the building to the adjacent public park, creating a harmonious blend of natural and built environments.
The basement level houses three levels of parking. The entire basement is made of cast-in-place concrete, providing a solid foundation for the building. Moving upward from the ground floor, a beam-column structure made of glued laminated timber (glulam) was installed. This engineered wood material offers excellent structural integrity while maintaining a natural and aesthetically appearance. The CLT floors, with a maximum span of 6.85 meters, provide ample office space. The “V” shape of the timber facades not only gives the building its distinctive character but also serves as the primary bracing system. To speed up the construction schedule, prefabrication techniques were used wherever possible, reducing site work and minimising construction time.
